
NEW HANOVER COUNTY — A couple of development proposals will be at the center of community meetings this month — both for commercial properties.
On Jan. 27 at 6 p.m. at Markraft Cabinet building at 3508 Harnett Avenue and Castle Creek Lane, Cindee Wolf of Design Solutions will present the development proposal for a business park expansion with flex-use buildings, parking lots, and stormwater retention ponds on 8.3 acres. Developers are requesting to rezone the district from its split Airport Residential and Regional Business to Conditional Regional Business District.

The plans incorporate about nine separate flex space buildings, around 120 parking spaces including nine handicapped parking spots, and two stormwater retention ponds.
Wolf is speaking on behalf of her clients CHR Properties, L.L.C. and Wrightsboro Business Park, L.L.C., the owners of the property.

The next day, on Jan. 28, she will host another community meeting in the rear garage of the fire station at 5311 Castle Hayne Road at 6 p.m. for a development proposal on a 3.2-acre tract of land. The developers want to rezone the land from a Conditional Regional Business District to a Conditional Zoning District, to refurbish an old fire station, whose fire battalion has been relocated to their new Station 13 on 4860 Castle Hayne Road.
The plans for the newly-adapted fire station acreage include a new single story commercial building, two equipment storage and laydown yards, and a stormwater retention pond. There are 10 parking spaces, including one handicapped parking spot.
The fire station was at the center of controversy due to a series of PFAS and mold contamination concerns. The station was built in 1983 close to a former Superfund hazardous waste site, which led to reoccurring health problems among fire department personnel.
Wolf will be representing 6144 Carolina Beach Road, L.L.C, who purchased the property at 5301 Castle Hayne Road for $238,500 in May 2022 and the properties at 5307 and 5311 Castle Hayne Road for $1.41 million in April 2022.
Letters of notice were sent out Jan. 16 and 17 for both community meetings and sent to residents within 500 feet from the perimeter of the properties requesting the rezonings.
