
NEW HANOVER COUNTY — An informational community meeting will be held to discuss a proposed rezoning on Myrtle Grove Road to allow for the development of a residential subdivision.
The meeting, hosted by Equitas Law Partners, is scheduled for Jan. 27 at 6:30 p.m. at the YWCA Lower Cape Fear on South College Road. The community meeting is a required step for the property owners to gather resident feedback before the project moves forward in the county approval process.

Preliminary site plans for the project — located at 6148 Myrtle Grove Road — indicate a residential subdivision consisting of 73 single-family homes. The development is spread across approximately 22 acres, resulting in a density of about 3.3 units per acre.
The applicant is requesting rezoning from R-15 low density residential, to R-10 residential district. Under the county Unified Development Ordinance, maximum density under R-15 is 2.5 units per acre while R-10 allows up to 3.3 units per acre.
Equitas Law Partners is a Wilmington-based firm specializing in commercial real estate, land use, and zoning litigation. The firm frequently represents developers navigating the regional rezoning process, handling site plan modification of a 13.9-acre mixed-use project on Carolina Beach Road (McQuillan Pines) in June of 2025.
