Developer requests permit to allow for duplexes across from Johnnie Mercer’s Pier

WRIGHTSVILLE BEACH — The Town of Wrightsville Beach Planning Board will decide the fate of a vacant lot located at the entrance to Johnnie Mercer’s Pier today during its monthly meeting.

Paramounte Engineering LLC. Submitted a request for the town to consider allowing the construction of 11 2,800 square-foot duplex buildings on the property.

The request asks the board for two separate requests. One request is for a zoning amendment that would allow for group housing in C-2 districts. The second is to grant a conditional use permit for the proposed project.

The project would consist of 36,606 square-feet of residential space for a total of 23 residential units, according to the request.

The proposed change to the zoning amendment would add “group housing developments” as a conditional use in the C-2 commercial district II zoning district.

The proposed changes would require group housing developments to have commonly owned land equal to 20 percent of the entire development, require any proposed housing development to have more than one acre of land, and would only allow no more than 22 units per acre. Planning staff recommends the approval of the amendment.

The conditional use permit was also recommended for approval by staff, and planning staff recommended the conditions that the landscaping in the right-of-way must be maintained by a home-owner’s association and the project must meet all state and local ordinances.

The Wrightsville Beach Planning Board will meet at Town Hall at 6 p.m.
