WILMINGTON — A 48-unit duplex and quadraplex development is being planned near Greenville Loop Road.
Three undeveloped parcels are bound by two mobile home parks, with Greenville Village mobile home park to the south. Each is slated to be rezoned from R-15 to R-5 (conditional district high-density residential), subject to approvals.
At 7.6 acres, the property was originally plated as part of the Bradley Heights subdivision. Owned by ROJOTO Properties, LLC, Mihaly Land Design, PLLC submitted the rezoning request.
Plans show it will be accessible off Peiffer Avenue. The project will generate 322 total daily vehicular trips, or 75 trips more than under current maximum built-out zoning conditions, according to the rezoning application. Peiffer Road is operating at a B level of service and Oleander Drive is operating at an F in that area.
The project will include 11 quadraplexes and two duplexes. It will include about a quarter-acre more open space than required, with 1.78 acres set aside.
In its application, Mihaly Land Design wrote the project is much more in line with current market conditions compared to the existing R-15 zoning. Tracts like this represent “excellent opportunities for smart infill development,” the applicant wrote.
City staff recommends conditional approval of the project. Wilmington Planning Commission is set to hear the rezoning proposal May 5.
