Rezoning petition could bring 288-unit apartment complex to northern New Hanover County

NEW HANOVER COUNTY — Development interest in northern New Hanover County continues to grow, as a new proposal eyes nearly 300 apartment units off Sidbury Road.

Earlier this month, a community notice for the ‘Sidbury Landing’ project was sent out to residents neighboring a 32-acre parcel bordered by I-40, Sidbury Road, and Dairy Farm Road. An unnamed client, represented by Cindee Wolf and Design Solutions, plans to petition for a conditional rezoning there (the current zoning is relatively sparse R-15 residential).

The land is currently owned by Desireable Properties, LLC (created by former property owner Jesse Blanton, Jr.).


According to Wolf, “the preliminary project proposal includes 288 residential units, Class A / up-scale, ‘market rate’ rental apartments. The buildings are 3-story. The complex will have a clubhouse and pool, other recreational amenity areas, and rentable garages available for storage. Water & sanitary sewer services will be connected to the CFPUA system.”

According to Wolf, the project is in its early stages, with traffic analysis and surveying underway. Wolf noted that the next feasible deadline to submit a petition for rezoning would be July 9, lining up review by the Planning Board and a possible approval by September of October of this year.

According to Wolf, this is “a great part of the County to expand into.” Other developers appear to agree. Right down the road, the sizeable Sidbury Farms subdevelopment could include over 2,000 units on 300 acres of land, part of what county planners expect to be a development boom in the northeastern part of the county.
