CAROLINA BEACH — Plans for a new restaurant in Carolina Beach, Crabby Jack’s have fallen flat with the town’s planning staff, but it will be up to the Town Council to make the final decision.
A conditional use permit has been submitted to the town and made it through the planning process to get to Town Council. But staff is suggesting the denial of the application based on the fact it would require a 2.5-foot wavier for a landscaping buffer.
The project is proposed for 1012 South Lake Park Boulevard (which happens to share the address with Uncle Vinny’s) and is located directly next to The Spot Bar & Kitchen. Initial plans appear to show the construction of a new building on stilts in between the two existing restaurants.
The property and its neighbors are already zoned for restaurant use but the need for a conditional use permit is the fact it would be the second commercial unit on the property (thus a CUP for a planned unit development).
The restaurant shows an outdoor patio area along with an interior space of just 777 square feet.
Despite its small stature and the fact the building would be in conformity with surrounding uses, the planning staff’s recommendation is not in favor of the CUP considering it does not meet all requirements of the town codes.
“The proposed CUP does not meet all required conditions and specifications – It requires 2.5-feet of the 10-feet landscape buffer to be waived adjacent to the proposed structure,” according to a presentation by planning staff.
Town Council will ultimately have the final say on allowing or denying the request at the upcoming council meeting on Nov. 12.
The applicant, Ralph Roof, did not respond to a phone call for more information on what he plans for the restaurant if it is approved.
