WILMINGTON — The Courtyard at Masonboro shopping center has expanded to include an additional building which is set to host three commercial tenants, with a tentative opening at the beginning of January 2018.
Port City Java and Star Nails are two confirmed tenants of the new space, located at 3301 Masonboro Loop Road. At 5,120 sq. ft., the building rests in a high-traffic residential area.
Masonboro Construction Group built the new structure and has recently completed landscaping of the triangle lot.
The sidewalk has been extended in an effort to promote pedestrian areas and walkability, says Coldwell Banker Commercial listing agent Don Harley. A fountain is set to complement the recent landscaping to keep the business area somewhat private to traffic, Harley says.
With Siena Trattoria, Halligan’s Public House and the recent addition of the Veggie Wagon, Harley believes a good merchant mix could include a yoga studio, tanning salon or spa-related tenant in the remaining space, which is still available to be leased.
“We don’t expect any more restaurants or food service of any kind,” Harley said.
The adjacent building has hosted commercial tenants for over a decade, with some merchant turnaround in previous years and some merchants that have remained a staple since opening.
“We’ve hit some strong stabilization,” Harley said.
Port City Java recognized this stabilization and market potential, especially considering the accessibility of such well-traveled area. The building features a drive-thru, which Harley was pleased to have approved by the city.
“The city worked with us on it and it worked out very positive even though it was timely,” he said.
Harley says the building is within one week of being available to Port City Java to begin their internal build out.
He hopes the new building will function as a gathering area for surrounding residents and as a staple for people who travel Masonboro Loop Road and Masonboro Sound Road.
