WILMINGTON — Take a look inside a luxury waterfront estate on the market, custom-built in the early 2000s by owners Sandra and Dick Randazzo in the gated community of Landfall.
This week’s “Where We Live,” features a 6,897-sq. ft. home located at 2001 Balmoral Place in Wilmington, nestled along the marshlands of Howe Creek. The careful design of the home and precision craftsmanship took several years to create, designed in partnership with the home owners and local architect Michael Kersting.
The couple, native to Detroit, had lived in more than a dozen homes, before finding their 2.28-acre property in Landfall. In the design of the home, Sandra Randazzo, an interior designer, gave Kersting parameters and ideas for the home, including room sizes, accents and overall style.
“It was my idea when we built the house to have European influence,” Sandra Randazzo said. “My goal was either French or European style. And I wanted something that would be unique – a little different. It had to be a comfortable lifestyle.”
The home took two years of designing and planning before the Randazzo couple set their sights on construction.
“I firmly believe in good design, it will last forever. And I do feel that way about this house,” Sandra Randazzo said. “It has great bones. It’s got longevity; it’s very well built.”
The visionary architecture of Kersting, was brought to life through a collaborative effort with local builder Jim Farlow, and the work of several craftsman. Construction began on the Balmoral Place home in 2001 and finished in April 2003.
The theme for the home, is curves. Kersting worked to implement curves in the framework of the home, Dick Randazzo said. The arches and curves transcend both outside and inside the home.
The curved details carry through the mullions in windows and glass cabinet doors, barreled ceiling and the bend in the kitchen cabinetry. The kitchen includes a bronze under-mounted sink in the island and custom-made copper vent-hood, also with a curve design.
Visitors to this four bedroom, five-and-a-half bathroom home are met by a wrought iron and brick gate in front of the main entrance. Take a walk down the steps and through the arched doorway to enter the grand foyer, which offers access to the second floor with a curved staircase.The hardwood floors carry throughout the main floor, made from Santos Mahogany, imported from Peru.
The second floor includes three guest bedrooms, each with an adjoining full bathroom and arched window area overlooking the marshland.
The master bedroom is on the far-end of the main floor. Guided by an arched hallway that leads through the entire back of the home, you enter a luxurious master suite that includes a large bedroom with adjoining porch overlooking the marshland and Bog garden, his’-and-her’s closets and vanities in the master bathroom.
Two beautiful constructed groin vaulted ceilings, finished with Venetian plaster, lead you into the main living areas. Hardwood floors carry throughout the main floor, made from Santos Mahogany imported from Peru. The home has three fireplaces, located in the living room, sitting room and dining room.
The light brick outside the home carries through the exposed brick accents inside the home, in both the fireplaces and grand arched windows in the hallway.
“The dramatic design of this home lends itself to the simple, relaxed lifestyle in a casual, yet elegant, setting,” Sandra Randazzo said.
Outside, it’s peaceful, Sandra and Dick Randazzo said.
The home backs up to a tidal marsh with lots of coastal wildlife, including deer and birds. The couple has had everything meticulously planted on the property, including cedar trees, live oaks and a special bog garden that doubles as a flower garden and natural water filtration system for storm water into Howe Creek.
“We just find it so peaceful so serene here. It is so quiet on the marsh, it’s amazing,” she said.
The Landfall community also includes an array of amenities, including a club house, pool, golf course, tennis courts, gardens and nature trails. The community does have a homeowners association.
The annual HOA dues for the Balmoral Place area is $4,793.
The home is zoned for Wrightsville Beach Elementary School, Noble Middle School and New Hanover High School. This house is on the market at $2.85 million.
