
BRUNSWICK COUNTY — Developers are seeking to transform a large tract of land into a new community that could add nearly 12,500 homes to the county’s growing landscape.

A massive new housing project is in the works for Brunswick County, with developer Strategic Real Estate Partners LLC planning to develop a 4,378-acre site for 12,500 homes and commercial uses. The property, located at 2111 Maco Road NE, is situated along Town and Turkey creeks and is bordered by Maco Road and Town Creek Road.
Strategic Real Estate Partners LLC, an Atlanta-based firm with offices in Charlotte, are currently working with Brunswick County officials to move the plans through the technical review process. The proposed “Maco Road Planned Development Site” is a multi-faceted project, with site drawings from McKim & Creed of Wilmington outlining a variety of uses beyond just residential.
The site plans include just over 100 acres set aside for commercial space, which would be located in scattered town centers throughout the community. Approximately 170 acres would be dedicated for an elementary and middle school complex, along with a high school. 98 acres are proposed to be dedicated to recreational areas and a substantial 1,450 acres to be preserved as passive open space and wetlands. A traffic impact analysis and a tree survey are both currently underway.
The developers are requesting to have the land rezoned from its current rural residential designation to a rural residential planned development. While the current rural residential zoning allows up to 2.9 units per acre, the proposed Maco Road project’s density of 2.86 units per acre falls just below that limit.
The developers are seeking a rural residential planned development zoning, which doesn’t have a set density. Instead, the final unit density would be decided by the county commissioners as a condition of their approval for the project.
According to the site plans, the property is owned by Seven States Timberlands LLC, Donald Ray Long, Christy Simpson, and Myra Leach Simpson.
A planned neighborhood meeting for the public to learn more about the project, which was scheduled for Sept. 23, has been canceled. A new date for the meeting has not yet been set as the plans continue to undergo review by the county. A date has also not been set for planning board review.
