LELAND — The Town of Leland is looking to annex a large undeveloped parcel of land into its town limits.
The 48-acre parcel, if annexed, would be a satellite annexation as it is not directly contiguous to town limits. Accessible off Hazels Branch Road, the land is adjacent to the Snee Farm and Stoney Creek communities.

Submitted for voluntary annexation in October, the property is owned by H.I.P. III, LLC, which is associated with Jamestown, N.C.-based Harris Real Estate Management.
Leland Town Council will vote to direct the town clerk to review the annexation petition at their regular meeting Thursday. Also at the meeting, council will take the last step in annexing a 4.6-acre parcel owned by Lidl US Operations, LLC. Lidl previously had plans to build a grocery store on the parcel, but has since canceled them. Now, a retail development with multiple outlots is planned on the property, according to town documents.
The Lidl parcel is located north of Ocean Gate Plaza with frontage on Highway 17, located outside of town limits.
The proposal marks a continuation of residential development activity creeping further west down Highway 17 in recent years. In 2019, the town accepted a voluntary annexation petition and entered into a development agreement with Bishops Ridge LLC, offering the developer $100,000 to complete a 92-unit townhouse project.
Further up Highway 17, the town annexed and offered the developer of Hawthorne Waterside LLC $525,000 in incentives in 2019 to develop a 708-unit apartment proposal. Development of the project is underway.
